It
is universally recognised that moving
house is one of the most stressful
periods in a person’s life and we
undertake to ensure that our legal
assistance reduces the anxiety rather
than add to it. We also realise that the
purchase of a house is the largest
single financial responsibility that is
undertaken by most people today. There
are many complex aspects to buying or
selling property but we ensure that all
the work we undertake upon your behalf
is explained in a straightforward and
accessible matter so that you are kept
fully appraised of all developments.
When
selling a house upon your behalf we
shall
- obtain
your Title Deeds;
- prepare
the Contract;
- apply
for the relevant Property
Certificates and Searches and
furnish these to the Purchaser;
- approve
the Transfer Deed;
- obtain
a redemption figure from your
Lender;
- pay
the remainder of your existing
mortgage to your Lender and
supervise completion.
When
buying a house upon your behalf we shall
- investigate
the Title supplied; scrutinise
the Searches and Property
Certificates;
- draft
the appropriate Transfer Deed;
- check
your Offer of Mortgage to ensure
that it is as you agreed with
your Lender;
- request
the completion funds from your
Lender;
- supervise
completion;
- attend
to the relevant Registration of
your ownership and ensure that
stamp duty is paid, if
applicable.
We
were one of the very first firms in
Northern Ireland to invest in a
computerised case management system that
allows us to deal with your property
transaction in a swift and
cost-efficient manner.
We
will provide you with a clear written quotation
at the outset of the transaction along
with a leaflet which will outline the
process ahead. Please contact Peter
Donaldson (peterd@donaldson-mcconnell.com)
or Margarita Sloane (margaritas@donaldson-mcconnell.com)
to obtain a quotation or to simply
discuss your potential move.
